Everyone knows about the natural beauty of CO land, especially Colorado mountain land, and the Colorado lifestyle is widely acclaimed by outdoors enthusiasts. Hardly anyone will dispute that the quality of life in Colorado surpasses all states, especially when you consider the climate, schools, economy and everything else. Right now, CO land buyers are avidly investing in property because of great prices and low financing rates. Colorado real estate is selling, especially Colorado mountain land.

Ten Questions You Should Ask When Buying CO Land

It’s easy to get excited about buying CO land, but slow down a moment and think about what you are looking for. It’s hard to go wrong purchasing almost ANY parcel of land in Colorado, but ask yourself these 10 questions when buying property so you can make the best possible decisions.

Location: How far from home or a city am I willing to drive to get there? (Most of the CO land that I sell is within 45 min to 2 1/2 hours from Denver. Are the roads to the property maintained?)

Price: What price range and terms am I looking for. It is easy to fantasize about owning land in a post-card setting, so try to be realistic. A lakefront site next to Denver or a ski area property might be available somewhere, but am I willing to pay the additional price? Perhaps CO land within walking distance of a lake or ski area would be worth the savings.

Use of CO land: Do I want property for year-round living, land to build a cabin on, recreational land for camping or a site I can camp on now and build later?

Recreation: Do I enjoy fishing, hiking, hunting, skiing, or perhaps all of those things?

Utilities: What utilities do I need, and are the available for my CO land that I purchase?

Time: Should I try to find CO land on my own or is my time better spent scheduling an appointment with a Colorado real estate agent that can actually show me the boundaries or even properties that are not listed on the MLS or major real estate websites? Do I really want to rely on an internet map that may or may not even be close? (This is a common problem, especially for Colorado mountain land.)

Title insurance: Do I get title insurance to ensure having merchantable title?

Costs: What are the true costs going to be, especially for taxes, HOA, and closing costs?

Zoning and Covenants: Are there zoning issues or covenants that will impact my enjoyment of my CO land purchase?

Timing: Is this the best time to buy? (As we recover from this downturn, prices ON CO land have nowhere to go but up. History repeats itself, and in the past Colorado property has always seen sharp price increases in times of recovery. Who doesn’t want to buy a piece of land in Colorado?
